That does not kill opportunity. It changes which projects deserve attention.
Contractors should qualify lab pursuits more rigorously than standard commercial work. Before pricing, confirm tenant commitment, funding, equipment needs, cleanroom scope, vibration criteria, exhaust systems, backup power, chemical storage, permitting, and commissioning responsibility. Speculative lab shells are riskier now because tenants want specialized, high-quality space instead of generic wet lab capacity.
The best strategy is to sell precision early. Offer feasibility reviews, MEP validation, utility studies, phasing plans, and budget checks before a full bid. Push owners to define whether the project is research, biomanufacturing, clinical, vivarium, or pilot production. Lab work can still pay, but only when scope, tenant demand, and technical requirements are real.

Is the space safe before anyone enters?
Confined spaces can look harmless from the outside and become deadly inside. Tanks, vaults, maintenance holes, pits, crawl spaces, ducts, trenches with poor airflow, and utility rooms may contain low oxygen levels, toxic gases, flammable vapors, heat, moving equipment, or engulfment hazards.
Before anyone enters, stop and identify whether the space requires special controls. Do not climb in because the task seems quick. A fast inspection, repair, or retrieval can become an emergency if the atmosphere is unsafe or rescue is not planned.
Test the air before entry and continue monitoring when required. Check oxygen levels, flammable gases, and toxic hazards. Ventilate the space when needed and keep ventilation running if conditions can change. Never trust your nose to detect danger.
Control the energy around the space. Lock out equipment, block moving parts, isolate lines, and protect against materials that could flow, shift, or release. Make sure access is safe and clear.
Have the right attendant, communication method, permit, and rescue plan in place before entry begins. The rescue plan cannot be simply sending another worker in after someone collapses. That creates a second victim.
Today, pause before entering any tight or enclosed area. Confirm the hazard, test the air, control the energy, plan the rescue, and follow the permit process.
